Most overrated things about Council Bluffs

Been meaning to ask this. I'm a remote worker and The median home value here is around $164,300, which is actually reasonable. It's a a smaller city city with about 62,564 people. Median household income is $64,092, which feels about average for the area. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. The suburbs are where most families end up.

Pros:
- Affordable cost of living
- Nice parks and trails
- Close to nature
- Lots of new development
- Active local events

Cons:
- Traffic can be terrible
- Hot summers
- Limited dining options
- Poor road conditions
- Not enough green space
Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood.
