So, Born and raised here. Median household income is $94,792, which feels pretty solid for the area. Poverty rate is 6.4%, which is pretty low. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. What neighborhoods would you suggest? TIA! The city has invested a lot in new development. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus. The food scene here is surprisingly good. Night life is decent if you know the right spots. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 10 years. Moved from Chicago for family. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2019 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
education is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is tough - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Limited shopping options. And weather can be frustrating.

**Bottom line:**

Came here for retirement and stayed because it's been a really good experience overall. The walkability is honestly surprisingly good and I don't see that changing anytime soon.
