Best kept secrets of Covina, CA

Hey everyone, I'm single, late 30s, and Homes are going for about $666,000 on average. It's a a smaller city city with about 50,143 people. With a population of 50,143, Covina is a smaller city. Public transit needs a lot of work honestly. The suburbs are where most families end up. The weather takes some getting used to.

Pros:
- Growing food scene
- Good schools
- Good internet infrastructure

Cons:
- Limited public transit
- Rising rent prices
- Sprawl everywhere
- High property taxes
Am I wrong here? Night life is decent if you know the right spots. There's a growing tech scene which is exciting. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. I'd say it's better for families than young singles.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 57, moved here 6 years ago from Dallas. I've lived in Fairview and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Decent public transit for the size
3. Lots of new development happening
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Can feel isolated
2. Limited shopping options
3. The healthcare situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for families. hit or miss vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt excellent. Rent is about /mo. Groceries are growing. Gas is wild. You can live comfortably on $50K-$150K here.

**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
