Cheapest neighborhoods in Covina?

Homes are going for about $666,000 on average. You can expect to pay around $1,839 for rent here. It's a a smaller city city with about 50,143 people. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Property taxes are high but you get good services. The school system varies a lot by neighborhood.

Pros:
- Affordable cost of living
- Good job market
- Growing food scene
- Low taxes
- Strong sense of community

Cons:
- Traffic can be terrible
- Hot summers
- Rising rent prices
- Not very walkable
- Few job opportunities in some fields
Any advice would be great. There's a real sense of community in certain neighborhoods. Property taxes are high but you get good services. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. From a safety perspective, it really depends on the area. Some neighborhoods are decent, others not so much. Do your research on specific streets.

Great question. I'll try to be comprehensive here.

I'm a writer who relocated here from LA about 2 years ago. The main reasons were weather and retirement.

Pros I've experienced:
- Great outdoor activities nearby
- Lots of new development happening
- Strong sense of community

Cons that are real:
- Not very walkable outside downtown
- Can feel isolated

Financially, we've found it hit or miss compared to where we came from. The market is competitive but not impossible. Groceries are manageable, gas is pretty good.

Socially, it's been a really good experience overall. Definitely worth checking out..
