Is it worth buying in Covina?

So, I'm a remote worker and The median home value here is around $666,000, which is pretty steep. Homes are going for about $666,000 on average. Household incomes average around $94,792 in Covina. Median household income is $94,792, which feels pretty solid for the area. Public transit needs a lot of work honestly. The suburbs are where most families end up. There's a real sense of community in certain neighborhoods. What neighborhoods would you suggest? People here are genuinely friendly, not just surface-level. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in South for 15 years. Moved from New York for weather. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2020 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.

**Employment:**
marketing is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is hit or miss - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. South schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Summers can be brutally hot. And dating scene can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 9/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's not perfect but it works for me. It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The healthcare is genuinely challenging and I've found the quality of life is solid. My neighborhood (Maple Ridge) is wild and I feel safe walking around at night.

But if you're coming from Nashville, be prepared for the culture shock. nightlife is completely different here. And Urban sprawl is real.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
