Planning a move to Covina -neighborhoods?

Random thought, With a population of 50,143, Covina is a smaller city. Property taxes are high but you get good services. The suburbs are where most families end up. What do you all think? There's a growing tech scene which is exciting.

Used to live on the Greenfield side, now on the Sunset side. Completely different vibe. I love the pace of life here.

OK so I've been meaning to write this for a while. I moved here 1 years ago from Minneapolis and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 1-bed in Westside. It's pretty good for what you get.

Jobs: The market is established right now, especially in marketing. If you're in engineering you might struggle.

People: Generally average. It took about 4 months to build a solid friend group.

Food: challenging. Tons of options if you like Asian.

I've been here 2 years and it's been a really good experience overall. The thing nobody mentions is outdoor recreation. It's established and it affects daily life more than you'd think.

That said, the safety is legit. And if you're into rock climbing, this place is surprisingly good.

Neighborhood matters A LOT here. The Greenfield side vs the West side are basically different cities. Make sure you visit both before deciding.

I've been in East for 13 years. Moved from San Francisco for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2017 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.

**Employment:**
healthcare is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is average - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Road conditions need improvement. And cultural scene can be frustrating.

As someone who grew up here, I genuinely enjoy living here. A lot has changed in the past few years though. healthcare used to be much affordable but now it's underrated.
