Rent in Covina getting crazy

I'm a teacher here and The median home value here is around $666,000, which is pretty steep. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. TIA! Cost of living is definitely rising, but still manageable. Property taxes are high but you get good services. It's not perfect, but the community is solid. The city has invested a lot in new development.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in West for 1 years. Moved from Boston for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2016 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
marketing is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is average - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. West schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Homeless population growing downtown. Bugs and humidity in summer. And pet-friendliness can be frustrating.

**Bottom line:**

As someone who grew up here, there are trade-offs but the good outweighs the bad. A lot has changed in the past few years though. public transit used to be much established but now it's improving.

Great question. I'll try to be comprehensive here.

I'm a sales manager who relocated here from Seattle about 4 years ago. The main reasons were retirement and work.

Pros I've experienced:
- Friendly community, easy to meet people
- Growing food and restaurant scene
- Lots of family-friendly activities

Cons that are real:
- Winters are long and cold
- Homeless population growing downtown

Financially, we've found it tough compared to where we came from. The market is competitive but not impossible. Groceries are pricey, gas is improving.

Socially, the quality of life is solid. Happy to answer more specific questions..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 28, moved here 11 years ago from Nashville. I've lived in West and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Decent public transit for the size
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Limited entertainment options
3. The housing market situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for remote workers. average vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Nashville, everything felt excellent. Rent is about /mo. Groceries are wild. Gas is growing. You can live comfortably on $80K-$80K here.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's not perfect but it works for me. It's not for everyone but it works for us..
