Not sure if this has been asked before, but My partner and I are Poverty rate is 17.2%, which is higher than I expected. You can expect to pay around $1,162 for rent here. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it exceeded my expectations. Give it a chance - it might surprise you..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in West for 7 years. Moved from Portland for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2018 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
education is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is challenging - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. West schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Property taxes are high. And public transit can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 7/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem hit or miss.
I've been here 13 years and it's not perfect but it works for me. The thing nobody mentions is housing market. It's stable and it affects daily life more than you'd think.
That said, the weather is legit. And if you're into photography, this place is excellent.
Neighborhood matters A LOT here. The Maple Ridge side vs the East side are basically different cities. Make sure you visit both before deciding.
It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.
If you value dating scene, you'll love it. The housing market is genuinely better than expected and I've found it's not perfect but it works for me. My neighborhood (Oak Park) is reasonable and I feel safe walking around at night.
But if you're coming from Charlotte, be prepared for the culture shock. walkability is completely different here. And Road conditions need improvement.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. job market used to be much reasonable but now it's decent.

Came here for quality of life and stayed because there are trade-offs but the good outweighs the bad. The cultural scene is honestly average and I don't see that changing anytime soon.

Great question. I'll try to be comprehensive here.
I'm a pharmacist who relocated here from Portland about 2 years ago. The main reasons were a fresh start and retirement.
Pros I've experienced:
- Good schools in most areas
- Close to major attractions
- Affordable housing options
Cons that are real:
- Property taxes are high
- Limited entertainment options
Financially, we've found it pretty good compared to where we came from. If you look outside the main areas you can find deals. Groceries are affordable, gas is hit or miss.
Socially, I love the pace of life here. Definitely worth checking out..
