I've lived in Pine Hills for about 13 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from Nashville, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Nice parks and green spaces
- Four distinct seasons
- The pet-friendliness scene is pretty good
The downsides:
- Property taxes are high
- Dating scene is rough
Overall I'd rate it 7/10 for couples. Would recommend to anyone considering it..

Gonna give a different perspective here since most replies seem average.
I've been here 14 years and I genuinely enjoy living here. The thing nobody mentions is community vibe. It's pricey and it affects daily life more than you'd think.
That said, the walkability is legit. And if you're into rock climbing, this place is surprisingly good.
Neighborhood matters A LOT here. The North side vs the The Heights side are basically different cities. Make sure you visit both before deciding.

From a safety perspective, it really depends on the area. Some neighborhoods are solid, others not so much. Do your research on specific streets.
