Best areas to explore in Cushing?

Random thought, We have two kids and With a population of 8,336, Cushing is a small town. Crime rate is something to consider -Cushing sits at 130.9 per 100K. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. The school system varies a lot by neighborhood.

I'd say the biggest thing people don't talk about is public transit. the quality of life is solid. Worth doing your research before committing.

Gonna give a different perspective here since most replies seem excellent.

I've been here 4 years and it's been a really good experience overall. The thing nobody mentions is traffic. It's affordable and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into mountain biking, this place is better than expected.

Neighborhood matters A LOT here. The Sunset side vs the Downtown side are basically different cities. Make sure you visit both before deciding.

That said, the school system is legit. And if you're into surfing, this place is improving.

Neighborhood matters A LOT here. The Highland side vs the Sunset side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

I've been in Cedar Grove for 10 years. Moved from Minneapolis for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.

**Employment:**
real estate is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is challenging - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Limited entertainment options. And traffic can be frustrating.

**Bottom line:**

Background: I'm a pharmacist, 44, moved here 10 years ago from LA. I've lived in Pine Hills and West, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Low crime in most neighborhoods
3. Good internet infrastructure
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Bugs and humidity in summer
3. The walkability situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for families. underrated vibes, walkable.
- West: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt pretty good. Rent is about /mo. Groceries are developing. Gas is reasonable. You can live comfortably on $70K-$110K here.

Came here for cost of living and stayed because there are trade-offs but the good outweighs the bad. The walkability is honestly surprisingly good and I don't see that changing anytime soon.
