Housing market in Cushing right now

Hey folks, I relocated for work and With a population of 8,336, Cushing is a small town. The median home value here is around $112,100, which is actually reasonable. It's a a small town city with about 8,336 people. Rent is about $772/month for a decent place. I'd say it's better for families than young singles. It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus. Am I overthinking this? The weather takes some getting used to. The food scene here is surprisingly good. Downtown has improved a lot in recent years. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 54, moved here 13 years ago from LA. I've lived in The Heights and Old Town, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Lots of new development happening
3. Diverse dining options
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Road conditions need improvement
3. The pet-friendliness situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- The Heights: Great for singles. hit or miss vibes, walkable.
- Old Town: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt hit or miss. Rent is about /mo. Groceries are stable. Gas is reasonable. You can live comfortably on $80K-$120K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've been living here for 6 years and I'd say I genuinely enjoy living here. The cultural scene is challenging compared to other places I've lived. Overall No regrets on my end..
