Worst things about Dallas nobody talks about

Curious what people think. Just moved here 4 months ago and Household incomes average around $57,755 in Dallas. You can expect to pay around $794 for rent here. It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus. What are your go-to spots? Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots.

Great question. I'll try to be comprehensive here.

I'm a pharmacist who relocated here from Baltimore about 9 years ago. The main reasons were school and family.

Pros I've experienced:
- Low crime in most neighborhoods
- Lots of new development happening
- Active local events and festivals

Cons that are real:
- Traffic during rush hour is rough
- Urban sprawl is real

Financially, we've found it surprisingly good compared to where we came from. The market is competitive but not impossible. Groceries are established, gas is decent.

Socially, I wouldn't want to live anywhere else right now. Hope this helps!.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 1 years. Moved from San Diego for work. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.

**Employment:**
retail is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is tough - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Homeless population growing downtown. And cultural scene can be frustrating.

**Bottom line:**
