It's a very car-dependent city, for better or worse. Am I wrong here? Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. I've been in Pine Hills for 6 years. Moved from Tampa for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2015 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.
**Employment:**
real estate is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is surprisingly good - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**

Background: I'm a social worker, 41, moved here 14 years ago from Charlotte. I've lived in South and Eastside, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Good healthcare facilities
3. Affordable housing options
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Urban sprawl is real
2. Not very walkable outside downtown
3. The walkability situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- South: Great for remote workers. improving vibes, walkable.
- Eastside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 1-bed in South. It's better than expected for what you get.
Jobs: The market is manageable right now, especially in education. If you're in construction you might struggle.
People: Generally underrated. It took about 7 months to build a solid friend group.
Food: pretty good. Tons of options if you like Mediterranean.
