Housing in Davenport compared to St. Louis

Hey folks, I've been here for 11 years and It's a a mid-size city city with about 101K people. Crime rate is something to consider -Davenport sits at 594.8 per 100K. The unemployment rate is 3.1%, which is pretty low. Median household income is $64,497, which feels about average for the area. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. What do you all think? It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly. Property taxes are high but you get good services. Downtown has improved a lot in recent years. The city has invested a lot in new development. Night life is decent if you know the right spots. It's changing fast -some good, some not so much.

I'd say the biggest thing people don't talk about is community vibe. I wouldn't want to live anywhere else right now. Worth doing your research before committing.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 26, moved here 10 years ago from LA. I've lived in Highland and Meadowbrook, and traveled to most parts of the metro.

**What I love:**
1. Good internet infrastructure
2. Close to major attractions
3. Good airport with direct flights
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Can feel isolated
3. The healthcare situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for retirees. better than expected vibes, walkable.
- Meadowbrook: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt surprisingly good. Rent is about /mo. Groceries are wild. Gas is established. You can live comfortably on $80K-$150K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

If you're remote, this place is great for cost of living. it's improved dramatically in recent years. Internet is hit or miss in most areas.

I've been living here for 6 years and I'd say I'm still on the fence after all this time. The housing market is pretty good compared to other places I've lived. Overall Hope this helps!.

Gonna give a different perspective here since most replies seem solid.

I've been here 15 years and I'm still on the fence after all this time. The thing nobody mentions is community vibe. It's pricey and it affects daily life more than you'd think.

That said, the healthcare is legit. And if you're into golfing, this place is hit or miss.

Neighborhood matters A LOT here. The Greenfield side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Give it a chance - it might surprise you..
