Considering Deerfield Beach vs Tampa -help me decide
It's a a smaller city city with about 86,742 people. Household incomes average around $56,976 in Deerfield Beach. Traffic can be rough during rush hour, no sugarcoating that. Am I wrong here?

From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

Bought a house here in 2017 and it's improved dramatically in recent years. Property values have gone down slightly since then.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a teacher, 33, moved here 14 years ago from Charlotte. I've lived in Maple Ridge and Highland, and traveled to most parts of the metro.
**What I love:**
1. Decent public transit for the size
2. Four distinct seasons
3. Lots of family-friendly activities
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Homeless population growing downtown
2. Limited entertainment options
3. The nightlife situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Maple Ridge: Great for singles. excellent vibes, walkable.
- Highland: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Charlotte, everything felt surprisingly good. Rent is about /mo. Groceries are reasonable. Gas is competitive. You can live comfortably on $40K-$80K here.
**Final verdict:**

OK so I've been meaning to write this for a while. I moved here 4 years ago from Charlotte and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 1-bed in Downtown. It's average for what you get.
Jobs: The market is affordable right now, especially in retail. If you're in education you might struggle.
People: Generally hit or miss. It took about 13 months to build a solid friend group.
Food: underrated. Tons of options if you like craft beer.
