Is Deerfield Beach still affordable?

Random thought, I work in legal and Homes are going for about $274,400 on average. Downtown has improved a lot in recent years. Any advice would be great. The food scene here is surprisingly good. The weather takes some getting used to. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Night life is decent if you know the right spots.

Moved here from Denver about 8 years ago. I wouldn't want to live anywhere else right now. Still getting used to outdoor recreation but Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 56, moved here 2 years ago from Salt Lake City. I've lived in East and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Good internet infrastructure
3. Strong sense of community
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Nightlife is limited
3. The nightlife situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for families. decent vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Salt Lake City, everything felt solid. Rent is about /mo. Groceries are manageable. Gas is reasonable. You can live comfortably on $40K-$130K here.

**Final verdict:**
Your mileage may vary depending on what you're looking for.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it exceeded my expectations. Good luck with whatever you decide..

Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The safety is genuinely hit or miss and I've found I wouldn't want to live anywhere else right now. My neighborhood (Fairview) is established and I feel safe walking around at night.

But if you're coming from Houston, be prepared for the culture shock. walkability is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
