Hey folks, We have two kids and Household incomes average around $48,895 in Del City. You can expect to pay around $1,020 for rent here. It's a very car-dependent city, for better or worse. Thoughts? People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. It's not perfect, but the community is solid.

Gonna give a different perspective here since most replies seem decent.
I've been here 5 years and it's exactly what I was looking for. The thing nobody mentions is cultural scene. It's established and it affects daily life more than you'd think.
That said, the housing market is legit. And if you're into running, this place is better than expected.
Neighborhood matters A LOT here. The West side vs the Fairview side are basically different cities. Make sure you visit both before deciding.

I'm a contractor who relocated here from Miami about 5 years ago. The main reasons were work and a fresh start.
Pros I've experienced:
- Friendly community, easy to meet people
- Nice parks and green spaces
- Active local events and festivals
Cons that are real:
- Road conditions need improvement
- Homeless population growing downtown
Financially, we've found it improving compared to where we came from. Older homes are where the value is. Groceries are developing, gas is pretty good.
Socially, there are trade-offs but the good outweighs the bad. Definitely worth checking out..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in West for 15 years. Moved from Tampa for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
marketing is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is challenging - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. West schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Homeless population growing downtown. Limited entertainment options. And public transit can be frustrating.
**Bottom line:**
