Best and worst neighborhoods in Deltona

So, I'm a 47-year-old project manager and Rent is about $1,547/month for a decent place. You can expect to pay around $1,547 for rent here. There's a real sense of community in certain neighborhoods. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level.

Gonna give a different perspective here since most replies seem improving.

I've been here 2 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is cultural scene. It's developing and it affects daily life more than you'd think.

That said, the cost of living is legit. And if you're into fishing, this place is solid.

Neighborhood matters A LOT here. The South side vs the Highland side are basically different cities. Make sure you visit both before deciding.

Give it a chance - it might surprise you..

I've lived in Midtown for about 12 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from Pittsburgh, I was surprised by school system. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Strong job market in several industries
- The job market scene is excellent

The downsides:
- Rising rent and home prices
- Nightlife is limited

Overall I'd rate it 6/10 for families. Would recommend to anyone considering it..

I've been in Pine Hills for 11 years. Moved from Boston for school. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.

**Employment:**
engineering is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is improving - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Bugs and humidity in summer. And cost of living can be frustrating.

**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 6 years ago from Houston and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 2-bed in North. It's solid for what you get.

Jobs: The market is reasonable right now, especially in tech. If you're in consulting you might struggle.

People: Generally better than expected. It took about 13 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like seafood.

Definitely worth checking out..
