OK so I'm originally from Charlotte and With a population of 95,682, Deltona is a smaller city. It's not perfect, but the community is solid. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus.

Great question. I'll try to be comprehensive here.
I'm a real estate agent who relocated here from Charlotte about 15 years ago. The main reasons were a job opportunity and weather.
Pros I've experienced:
- Great outdoor activities nearby
- Lots of new development happening
- Lots of family-friendly activities
Cons that are real:
- Chain restaurants dominate
- Homeless population growing downtown
Financially, we've found it solid compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are pricey, gas is decent.
