2. Community events happen almost every weekend
3. Cost of living is way better than people think

Coming from San Francisco, the cost of living difference is noticeable. Groceries and gas are about the same.

Can confirm the safety issue. But it really depends on the neighborhood. Old Town and Downtown are perfectly safe.
