Rent in Denton getting crazy

Alright, I'm a remote worker and You can expect to pay around $1,344 for rent here. It's not perfect, but the community is solid. Anyone in a similar situation? Property taxes are high but you get good services. Public transit needs a lot of work honestly.

From a safety perspective, it really depends on the area. Some neighborhoods are decent, others not so much. Do your research on specific streets.

As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. community vibe used to be much stable but now it's decent.

OK so I've been meaning to write this for a while. I moved here 8 years ago from San Francisco and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 1-bed in East. It's underrated for what you get.

Jobs: The market is wild right now, especially in finance. If you're in engineering you might struggle.

People: Generally hit or miss. It took about 7 months to build a solid friend group.

Food: decent. Tons of options if you like Indian.

Hope this helps!.

Real talk - this place is not for everyone, and I think that's OK.

If you value safety, you'll love it. The cost of living is genuinely improving and I've found I have mixed feelings honestly. My neighborhood (Old Town) is affordable and I feel safe walking around at night.

But if you're coming from New York, be prepared for the culture shock. school system is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The weather is genuinely average and I've found I'm still on the fence after all this time. My neighborhood (Cedar Grove) is developing and I feel safe walking around at night.

But if you're coming from Boston, be prepared for the culture shock. dating scene is completely different here. And Traffic during rush hour is rough.

Great question. I'll try to be comprehensive here.

I'm a HR manager who relocated here from Denver about 12 years ago. The main reasons were a job opportunity and work.

Pros I've experienced:
- Good healthcare facilities
- Good airport with direct flights
- Strong sense of community

Cons that are real:
- Property taxes are high
- Homeless population growing downtown

Financially, we've found it tough compared to where we came from. Older homes are where the value is. Groceries are developing, gas is decent.

Socially, it's improved dramatically in recent years. No regrets on my end..

My experience has been mostly positive. the quality of life is solid. The only thing I'd watch out for is dating scene. Other than that, It's not for everyone but it works for us..

Gonna give a different perspective here since most replies seem improving.

I've been here 8 years and I love the pace of life here. The thing nobody mentions is traffic. It's pricey and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into surfing, this place is solid.

Neighborhood matters A LOT here. The Riverside side vs the Uptown side are basically different cities. Make sure you visit both before deciding.

Hope this helps!.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 8 years. Moved from LA for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2017 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
construction is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is hit or miss - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Bugs and humidity in summer. And community vibe can be frustrating.

**Bottom line:**
For remote workers, I'd say this is a 5/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 47, moved here 6 years ago from Tampa. I've lived in Midtown and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Active local events and festivals
2. Affordable housing options
3. Strong sense of community
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Not a lot of cultural diversity
2. Bugs and humidity in summer
3. The cost of living situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Midtown: Great for singles. surprisingly good vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt pretty good. Rent is about /mo. Groceries are stable. Gas is growing. You can live comfortably on $100K-$100K here.

**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
