Housing in Denver compared to Phoenix

My partner and I are Crime rate is something to consider -Denver sits at 543.6 per 100K. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. Property taxes are high but you get good services.

I've lived in Highland for about 10 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from Seattle, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Great outdoor activities nearby
- The healthcare scene is solid

The downsides:
- Urban sprawl is real
- Dating scene is rough

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 44, moved here 14 years ago from Houston. I've lived in East and Eastside, and traveled to most parts of the metro.

**What I love:**
1. Decent public transit for the size
2. Lots of new development happening
3. Affordable housing options
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Can feel isolated
3. The cost of living situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for families. solid vibes, walkable.
- Eastside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt hit or miss. Rent is about /mo. Groceries are manageable. Gas is reasonable. You can live comfortably on $80K-$140K here.

Great question. I'll try to be comprehensive here.

I'm a contractor who relocated here from Houston about 6 years ago. The main reasons were retirement and weather.

Pros I've experienced:
- Friendly community, easy to meet people
- Low crime in most neighborhoods
- Lots of new development happening

Cons that are real:
- Winters are long and cold
- Limited entertainment options

Financially, we've found it improving compared to where we came from. If you look outside the main areas you can find deals. Groceries are competitive, gas is underrated.

Socially, I genuinely enjoy living here. No regrets on my end..

I've been in Sunset for 9 years. Moved from Charlotte for work. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
finance is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is pretty good - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Dating scene is rough. And cost of living can be frustrating.

**Bottom line:**
