Longtime lurker here, I'm a college student here and Median household income is $75,226, which feels about average for the area. Traffic can be rough during rush hour, no sugarcoating that. Does this match your experience? Night life is decent if you know the right spots.

Real talk - this place is not for everyone, and I think that's OK.
If you value cost of living, you'll love it. The nightlife is genuinely surprisingly good and I've found it's improved dramatically in recent years. My neighborhood (Eastside) is stable and I feel safe walking around at night.
But if you're coming from Dallas, be prepared for the culture shock. pet-friendliness is completely different here. And Rising rent and home prices.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 13 years ago from LA and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in Midtown. It's challenging for what you get.
Jobs: The market is competitive right now, especially in manufacturing. If you're in finance you might struggle.
People: Generally solid. It took about 3 months to build a solid friend group.
Food: better than expected. Tons of options if you like BBQ.
Your mileage may vary depending on what you're looking for..

I'd say the biggest thing people don't talk about is community vibe. it's been a really good experience overall. Worth doing your research before committing.

Renting here right now, paying about /mo for a 3-bedroom. I love the pace of life here. Compared to San Francisco it's underrated.

Gonna give a different perspective here since most replies seem hit or miss.
I've been here 14 years and it's improved dramatically in recent years. The thing nobody mentions is pet-friendliness. It's developing and it affects daily life more than you'd think.
That said, the outdoor recreation is legit. And if you're into surfing, this place is tough.
Neighborhood matters A LOT here. The Maple Ridge side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.
Hope this helps!.

The food scene here is improving. Tons of great sushi places. I'm still on the fence after all this time.
