Best neighborhoods to rent in Derby?

Random thought, Homes are going for about $242,300 on average. Average temperature is around 50--F, so expect cold winters. With a population of 12,359, Derby is a small town. Household incomes average around $76,263 in Derby. Median household income is $76,263, which feels about average for the area. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much.

Pros:
- Friendly people
- Growing food scene
- Low crime in most areas
- Lots of new development
- Good healthcare facilities

Cons:
- Not very walkable
- High property taxes
- Lack of diversity
Does this match your experience? There's a growing tech scene which is exciting. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. The suburbs are where most families end up. Night life is decent if you know the right spots. It's not perfect, but the community is solid. The food scene here is surprisingly good. Property taxes are high but you get good services. Downtown has improved a lot in recent years. The city has invested a lot in new development. The school system varies a lot by neighborhood. The weather takes some getting used to. I'd say it's better for families than young singles. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. It's a very car-dependent city, for better or worse. The food scene here is surprisingly good. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus. I'd say it's better for families than young singles.

Gonna give a different perspective here since most replies seem underrated.

I've been here 11 years and it was the best decision I ever made. The thing nobody mentions is job market. It's established and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into rock climbing, this place is challenging.

Neighborhood matters A LOT here. The Springfield side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.

Your mileage may vary depending on what you're looking for..

We moved here with our family and it's exactly what I was looking for. Schools in South area are challenging. Kids love it here.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Fairview for 1 years. Moved from Nashville for family. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.

**Employment:**
marketing is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is improving - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Fairview schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Chain restaurants dominate. And community vibe can be frustrating.

**Bottom line:**
For couples, I'd say this is a 9/10. Hope this helps!. Feel free to ask specific questions - happy to help.

I work in healthcare here and it's improved dramatically in recent years. The job market for my field is pretty good. Definitely worth checking out..

From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

Hot take but it's been a really good experience overall. I know a lot of people disagree but after 1 years here, that's my honest assessment.
