Derby housing prices -when will it stop?

First post here. Poverty rate is 4.1%, which is pretty low. Rent is about $1,453/month for a decent place. Crime rate is something to consider -Derby sits at 192.5 per 100K. It's not perfect, but the community is solid. The suburbs are where most families end up. Anyone in a similar situation? The parks and outdoor areas are a huge plus. The food scene here is surprisingly good. Public transit needs a lot of work honestly. Property taxes are high but you get good services. The parks and outdoor areas are a huge plus. Renting here right now, paying about /mo for a 2-bedroom. it's exactly what I was looking for. Compared to Chicago it's excellent.

OK so I've been meaning to write this for a while. I moved here 8 years ago from Chicago and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 1-bed in Riverside. It's challenging for what you get.

Jobs: The market is wild right now, especially in engineering. If you're in tech you might struggle.

People: Generally challenging. It took about 7 months to build a solid friend group.

Food: average. Tons of options if you like BBQ.

Give it a chance - it might surprise you..

As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. nightlife used to be much manageable but now it's decent.

From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

Bought a house here in 2022 and it's not perfect but it works for me. Property values have gone up a bit since then.

Great question. I'll try to be comprehensive here.

I'm a electrician who relocated here from Houston about 3 years ago. The main reasons were a fresh start and cost of living.

Pros I've experienced:
- Growing food and restaurant scene
- Lots of new development happening
- Strong sense of community

Cons that are real:
- Winters are long and cold
- Urban sprawl is real

Financially, we've found it hit or miss compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are developing, gas is hit or miss.

Socially, it exceeded my expectations. Happy to answer more specific questions..
