Been meaning to ask this. Born and raised here. Household incomes average around $214,167 in Des Peres. Poverty rate is 1.2%, which is pretty low. Public transit needs a lot of work honestly. Any help is appreciated. I'd say it's better for families than young singles.

I've been in Lakewood for 9 years. Moved from Dallas for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.
**Employment:**
government is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is improving - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Lakewood schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Homeless population growing downtown. And weather can be frustrating.
**Bottom line:**

Background: I'm a lawyer, 38, moved here 2 years ago from San Francisco. I've lived in Fairview and Highland, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Active local events and festivals
3. Strong sense of community
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Limited entertainment options
2. Far from beaches/mountains
3. The public transit situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Fairview: Great for retirees. surprisingly good vibes, walkable.
- Highland: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Francisco, everything felt improving. Rent is about /mo. Groceries are competitive. Gas is manageable. You can live comfortably on $80K-$80K here.
