Considering Diamond Springs vs Denver -help me decide

So, I'm retired and With a population of 12,642, Diamond Springs is a small town. Median household income is $83,288, which feels pretty solid for the area. You can expect to pay around $1,644 for rent here. Average temperature is around 60--F, so the weather is moderate. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. Thanks in advance! Honestly, I think it's a great place if you know where to look. The parks and outdoor areas are a huge plus. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Midtown for 5 years. Moved from Dallas for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2016 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
marketing is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is average - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Midtown schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Homeless population growing downtown. And school system can be frustrating.

**Bottom line:**

I'm a contractor who relocated here from New York about 12 years ago. The main reasons were family and cost of living.

Pros I've experienced:
- Active local events and festivals
- Good airport with direct flights
- Diverse dining options

Cons that are real:
- Limited public transit options
- Nightlife is limited

Financially, we've found it hit or miss compared to where we came from. Older homes are where the value is. Groceries are established, gas is challenging.
