Is Diamond Springs still affordable?

Hi all, I'm retired and The unemployment rate is 2.9%, which is pretty low. Poverty rate is 10.6%, which is around average. It's changing fast -some good, some not so much. The city has invested a lot in new development. Am I wrong here? Public transit needs a lot of work honestly. The suburbs are where most families end up. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus.

The food scene here is better than expected. Tons of great BBQ places. I'm still on the fence after all this time.

Great question. I'll try to be comprehensive here.

I'm a marketing manager who relocated here from Seattle about 10 years ago. The main reasons were retirement and weather.

Pros I've experienced:
- Low crime in most neighborhoods
- Lots of new development happening
- Affordable housing options

Cons that are real:
- Traffic during rush hour is rough
- Limited public transit options

Financially, we've found it improving compared to where we came from. The market is competitive but not impossible. Groceries are wild, gas is improving.

Socially, the quality of life is solid. It's not for everyone but it works for us..

Weather-wise, the summers are underrated and winters are reasonable. You get used to it after the first year.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's been a really good experience overall. It's not for everyone but it works for us..
