So, I'm originally from Orlando and Poverty rate is 14.5%, which is around average. Homes are going for about $186,600 on average. Downtown has improved a lot in recent years. Appreciate any input. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood.

Used to live on the Cedar Grove side, now on the Midtown side. Completely different vibe. it's improved dramatically in recent years.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a real estate agent, 56, moved here 9 years ago from Dallas. I've lived in Fairview and Cedar Grove, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Low crime in most neighborhoods
3. Strong job market in several industries
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Not very walkable outside downtown
3. The public transit situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Fairview: Great for young professionals. improving vibes, walkable.
- Cedar Grove: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Dallas, everything felt improving. Rent is about /mo. Groceries are stable. Gas is pricey. You can live comfortably on $70K-$140K here.
