Dumfries is underrated, change my mind

Hey, I've been here for 4 years and The median home value here is around $303,700, which seems about average. Crime rate is something to consider -Dumfries sits at 133.0 per 100K. Rent is about $1,743/month for a decent place. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. Property taxes are high but you get good services. Public transit needs a lot of work honestly.

- Walkable downtown
- Good airport connections

Cons:

- Poor road conditions
- Chain restaurants dominate
- Homelessness issues downtown

Used to live on the Highland side, now on the Riverside side. Completely different vibe. there are trade-offs but the good outweighs the bad.

Real talk - this place is not for everyone, and I think that's OK.

If you value walkability, you'll love it. The school system is genuinely surprisingly good and I've found it was the best decision I ever made. My neighborhood (Pine Hills) is developing and I feel safe walking around at night.

But if you're coming from Raleigh, be prepared for the culture shock. cost of living is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Oak Park for about 10 years now, so I can give you a pretty detailed perspective.

it's not perfect but it works for me. When I first moved here from Phoenix, I was surprised by traffic. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Decent public transit for the size
- The safety scene is solid

The downsides:
- Traffic during rush hour is rough
- Urban sprawl is real

Overall I'd rate it 7/10 for families. Would recommend to anyone considering it..
