Is Eagle Mountain a good place to live?

Hey, Homes are going for about $469,500 on average. The unemployment rate is 2.4%, which is pretty low. Average temperature is around 48--F, so expect cold winters. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles. There's a growing tech scene which is exciting.

Pros:
- Low taxes
- Lots of new development
- Strong sense of community
- Active local events

Cons:
- Sprawl everywhere
- High property taxes
- Few job opportunities in some fields
- Poor road conditions
- Not enough green space
Am I overthinking this? Any help is appreciated. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 41, moved here 2 years ago from Portland. I've lived in Riverside and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Strong job market in several industries
3. Diverse dining options
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Summers can be brutally hot
3. The community vibe situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for retirees. hit or miss vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt underrated. Rent is about /mo. Groceries are wild. Gas is wild. You can live comfortably on $70K-$80K here.

**Final verdict:**

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, there are trade-offs but the good outweighs the bad. Good luck with whatever you decide..
