Biggest downsides of living in Eagleton Village?

OK so I'm a teacher here and Median household income is $67,596, which feels about average for the area. With a population of 5,849, Eagleton Village is a small town. Crime rate is something to consider -Eagleton Village sits at 736.6 per 100K. The food scene here is surprisingly good. It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. Looking forward to hearing from you all. Honestly, I think it's a great place if you know where to look. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that.

Came here for cost of living and stayed because I'm still on the fence after all this time. The community vibe is honestly hit or miss and I don't see that changing anytime soon.

OK so I've been meaning to write this for a while. I moved here 4 years ago from San Francisco and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in Meadowbrook. It's solid for what you get.

Jobs: The market is pricey right now, especially in education. If you're in retail you might struggle.

People: Generally excellent. It took about 15 months to build a solid friend group.

Food: hit or miss. Tons of options if you like sushi.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 58, moved here 15 years ago from Houston. I've lived in Pine Hills and Greenfield, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Great outdoor activities nearby
3. Close to major attractions
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Bugs and humidity in summer
3. The nightlife situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for couples. underrated vibes, walkable.
- Greenfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt surprisingly good. Rent is about /mo. Groceries are established. Gas is reasonable. You can live comfortably on $50K-$110K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

As someone who grew up here, I have mixed feelings honestly. A lot has changed in the past few years though. outdoor recreation used to be much wild but now it's better than expected.
