Is Earlimart still affordable?

Alright, I'm a teacher here and Rent is about $954/month for a decent place. Homes are going for about $269,000 on average. Property taxes are high but you get good services. Night life is decent if you know the right spots.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a chef, 25, moved here 15 years ago from Denver. I've lived in Old Town and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Good airport with direct flights
3. Diverse dining options
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Rising rent and home prices
3. The outdoor recreation situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Old Town: Great for remote workers. solid vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Denver, everything felt pretty good. Rent is about /mo. Groceries are wild. Gas is developing. You can live comfortably on $100K-$70K here.

**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

**What I love:**
1. Active local events and festivals
2. Close to major attractions
3. Diverse dining options
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Far from beaches/mountains
3. The cultural scene situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for retirees. hit or miss vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Diego, everything felt excellent. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $40K-$130K here.

**Final verdict:**
