I'd say the biggest thing people don't talk about is dating scene. it's exactly what I was looking for. Worth doing your research before committing.

I've lived in Pine Hills for about 8 years now, so I can give you a pretty detailed perspective.

it was the best decision I ever made. When I first moved here from Denver, I was surprised by traffic. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Nice parks and green spaces
- Good internet infrastructure
- The cost of living scene is pretty good

The downsides:
- Traffic during rush hour is rough
- Summers can be brutally hot

Overall I'd rate it 7/10 for couples. Feel free to reach out with questions..

We moved here with our family and I genuinely enjoy living here. Schools in Fairview area are tough. Kids love it here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 56, moved here 1 years ago from Dallas. I've lived in The Heights and Midtown, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Low crime in most neighborhoods
3. Lots of new development happening
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Can feel isolated
3. The cultural scene situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- The Heights: Great for singles. better than expected vibes, walkable.
- Midtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt tough. Rent is about /mo. Groceries are wild. Gas is wild. You can live comfortably on $40K-$80K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Bought a house here in 2017 and I wouldn't want to live anywhere else right now. Property values have gone up significantly since then.

I've been living here for 12 years and I'd say it's exactly what I was looking for. The dating scene is underrated compared to other places I've lived. Overall Happy to answer more specific questions..

Came here for quality of life and stayed because it's exactly what I was looking for. The cost of living is honestly better than expected and I don't see that changing anytime soon.

Gonna give a different perspective here since most replies seem hit or miss.

I've been here 12 years and it's not perfect but it works for me. The thing nobody mentions is school system. It's manageable and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into hiking, this place is solid.

Neighborhood matters A LOT here. The The Heights side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.

OK so I've been meaning to write this for a while. I moved here 10 years ago from New York and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 3-bed in Pine Hills. It's excellent for what you get.

Jobs: The market is competitive right now, especially in education. If you're in tech you might struggle.

People: Generally tough. It took about 16 months to build a solid friend group.

Food: decent. Tons of options if you like Italian.

Definitely worth checking out..

Great question. I'll try to be comprehensive here.

I'm a pharmacist who relocated here from Portland about 3 years ago. The main reasons were quality of life and retirement.

Pros I've experienced:
- Friendly community, easy to meet people
- Good internet infrastructure
- Diverse dining options

Cons that are real:
- Rising rent and home prices
- Limited shopping options

Financially, we've found it average compared to where we came from. Lots of new construction which should help. Groceries are growing, gas is surprisingly good.

Socially, I have mixed feelings honestly. Good luck with whatever you decide..
