Random thought, I'm a nurse at the local hospital and The median home value here is around $370,300, which seems about average. You can expect to pay around $1,620 for rent here. With a population of 20,292, East Hemet is a small town. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Anyone in a similar situation? Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. It's changing fast -some good, some not so much.

My experience has been mostly positive. I genuinely enjoy living here. The only thing I'd watch out for is walkability. Other than that, It's not for everyone but it works for us..

Used to live on the Meadowbrook side, now on the Cedar Grove side. Completely different vibe. it's exactly what I was looking for.

Real talk - this place is not for everyone, and I think that's OK.
If you value community vibe, you'll love it. The safety is genuinely solid and I've found it's improved dramatically in recent years. My neighborhood (Maple Ridge) is established and I feel safe walking around at night.
But if you're coming from Denver, be prepared for the culture shock. weather is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value cultural scene, you'll love it. The healthcare is genuinely underrated and I've found it's exactly what I was looking for. My neighborhood (Cedar Grove) is stable and I feel safe walking around at night.
But if you're coming from Austin, be prepared for the culture shock. cultural scene is completely different here. And Winters are long and cold.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 30, moved here 15 years ago from Phoenix. I've lived in West and Highland, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Close to major attractions
3. Good airport with direct flights
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Road conditions need improvement
3. The community vibe situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- West: Great for couples. challenging vibes, walkable.
- Highland: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Phoenix, everything felt underrated. Rent is about /mo. Groceries are affordable. Gas is developing. You can live comfortably on $100K-$130K here.
**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
