Is East Patchogue still affordable?

Hey everyone, I'm retired and Household incomes average around $107,721 in East Patchogue. Median household income is $107,721, which feels pretty solid for the area. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. Would love some local perspective. It's changing fast -some good, some not so much. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. The food scene here is surprisingly good. Night life is decent if you know the right spots. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Old Town for 3 years. Moved from Salt Lake City for school. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
manufacturing is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is better than expected - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Old Town schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Can feel isolated. Limited entertainment options. And weather can be frustrating.

**Bottom line:**
