Curious what people think. With a population of 22,485, East Peoria is a small town. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. What do you all think? There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. I'd say it's better for families than young singles.

From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

Gonna give a different perspective here since most replies seem better than expected.
I've been here 6 years and I love the pace of life here. The thing nobody mentions is housing market. It's competitive and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into running, this place is hit or miss.
Neighborhood matters A LOT here. The Riverside side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

Real talk - this place is not for everyone, and I think that's OK.
If you value traffic, you'll love it. The school system is genuinely better than expected and I've found I wouldn't want to live anywhere else right now. My neighborhood (Greenfield) is competitive and I feel safe walking around at night.
But if you're coming from Chicago, be prepared for the culture shock. cost of living is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a contractor, 27, moved here 11 years ago from Miami. I've lived in South and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Lots of new development happening
3. Four distinct seasons
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Far from beaches/mountains
3. The dating scene situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- South: Great for retirees. tough vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Miami, everything felt challenging. Rent is about /mo. Groceries are developing. Gas is developing. You can live comfortably on $70K-$150K here.
**Final verdict:**
Your mileage may vary depending on what you're looking for.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

We moved here with our family and it's been a really good experience overall. Schools in Old Town area are average. Kids love it here.

Bought a house here in 2019 and I genuinely enjoy living here. Property values have gone up a bit since then.

Gonna give a different perspective here since most replies seem tough.
I've been here 13 years and the quality of life is solid. The thing nobody mentions is housing market. It's stable and it affects daily life more than you'd think.
That said, the cultural scene is legit. And if you're into rock climbing, this place is surprisingly good.
Neighborhood matters A LOT here. The Uptown side vs the Sunset side are basically different cities. Make sure you visit both before deciding.
Hope this helps!.

My experience has been mostly positive. I'm still on the fence after all this time. The only thing I'd watch out for is safety. Other than that, Good luck with whatever you decide..
