Rent vs buy in East Peoria -what makes sense?

I work in manufacturing and Crime rate is something to consider -East Peoria sits at 311.8 per 100K. You can expect to pay around $894 for rent here. It's a a small town city with about 22,485 people. Public transit needs a lot of work honestly. The weather takes some getting used to. Night life is decent if you know the right spots. I'd say it's better for families than young singles. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. Night life is decent if you know the right spots. The city has invested a lot in new development. The parks and outdoor areas are a huge plus.

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The nightlife is genuinely pretty good and I've found it was the best decision I ever made. My neighborhood (Eastside) is wild and I feel safe walking around at night.

But if you're coming from Raleigh, be prepared for the culture shock. school system is completely different here. And Road conditions need improvement.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
