What I wish I knew before living in Eastvale

I work in government and Poverty rate is 2.9%, which is pretty low. Household incomes average around $161,322 in Eastvale. The median home value here is around $752,000, which is pretty steep. Crime rate is something to consider -Eastvale sits at 125.2 per 100K. Homes are going for about $752,000 on average. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse.

Pros:
- Growing food scene
- Close to nature
- Strong sense of community

Cons:
- High property taxes
- Lack of diversity
- Not enough green space
Thoughts? Thanks in advance! Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. Bought a house here in 2020 and it's exactly what I was looking for. Property values have gone about the same since then.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 9 years. Moved from San Diego for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2017 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.

**Employment:**
retail is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is surprisingly good - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Summers can be brutally hot. And walkability can be frustrating.

**Bottom line:**
For singles, I'd say this is a 9/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.
