What I wish I knew before living in Eddyville

Been meaning to ask this. I'm retired and Household incomes average around $61,205 in Eddyville. The unemployment rate is 1.6%, which is pretty low. Rent is about $887/month for a decent place. The parks and outdoor areas are a huge plus. The food scene here is surprisingly good. The suburbs are where most families end up. People here are genuinely friendly, not just surface-level.

Pros:

- Low taxes
- Easy commute
- Lots of new development

Cons:
- Hot summers
- Sprawl everywhere
- Lack of diversity
- Mosquitoes and humidity
- Not enough green space
What would you do? Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. We moved here with our family and I have mixed feelings honestly. Schools in Oak Park area are underrated. Kids love it here.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 13 years. Moved from Austin for family. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
tech is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is better than expected - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Road conditions need improvement. And safety can be frustrating.

**Bottom line:**
