Is it worth buying in Edinburg?

Been meaning to ask this. I'm a 45-year-old accountant and Homes are going for about $174,800 on average. You can expect to pay around $968 for rent here. Median household income is $57,789, which feels about average for the area. Household incomes average around $57,789 in Edinburg. Poverty rate is 22.4%, which is higher than I expected. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly. The city has invested a lot in new development.

Pros:
- Low crime in most areas
- Strong sense of community
- Good airport connections

Cons:
- Hot summers
- Homelessness issues downtown
- Not enough green space
Any advice would be great. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. The suburbs are where most families end up. Downtown has improved a lot in recent years. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. There's a growing tech scene which is exciting.

Great question. I'll try to be comprehensive here.

I'm a sales manager who relocated here from Minneapolis about 12 years ago. The main reasons were work and a job opportunity.

Pros I've experienced:
- Cost of living is very reasonable
- Friendly community, easy to meet people
- Active local events and festivals

Cons that are real:
- Road conditions need improvement
- Dating scene is rough

Financially, we've found it pretty good compared to where we came from. The market is competitive but not impossible. Groceries are reasonable, gas is pretty good.

Socially, it's been a really good experience overall. Feel free to reach out with questions..
