Effingham is underrated, change my mind

Hey everyone, I'm a teacher here and Median household income is $65,718, which feels about average for the area. You can expect to pay around $696 for rent here. The unemployment rate is 1.4%, which is pretty low. Poverty rate is 9.4%, which is pretty low. Homes are going for about $166,700 on average. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly.

Pros:
- Growing food scene
- Close to nature
- Low taxes
- Easy commute
- Strong sense of community

Cons:
- Hot summers
- Rising rent prices
- Not very walkable
Thoughts? There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. I'm a marketing manager and I've found there are trade-offs but the good outweighs the bad. The community is hit or miss and there's always something going on.

Great question. I'll try to be comprehensive here.

I'm a HR manager who relocated here from Chicago about 13 years ago. The main reasons were a job opportunity and a fresh start.

Pros I've experienced:
- Friendly community, easy to meet people
- Low crime in most neighborhoods
- Four distinct seasons

Cons that are real:
- Traffic during rush hour is rough
- Far from beaches/mountains

Financially, we've found it tough compared to where we came from. Older homes are where the value is. Groceries are growing, gas is improving.

Socially, it's improved dramatically in recent years. Your mileage may vary depending on what you're looking for..

We moved here with our family and I wouldn't want to live anywhere else right now. Schools in South area are pretty good. Kids love it here.
