Been meaning to ask this. I grew up here but left for a while. With a population of 12,220, El Campo is a small town. Rent is about $973/month for a decent place. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. Am I overthinking this?

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a accountant, 44, moved here 6 years ago from Phoenix. I've lived in Midtown and Highland, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Friendly community, easy to meet people
3. Lots of new development happening
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Dating scene is rough
2. Bugs and humidity in summer
3. The traffic situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Midtown: Great for remote workers. tough vibes, walkable.
- Highland: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Phoenix, everything felt decent. Rent is about /mo. Groceries are wild. Gas is growing. You can live comfortably on $60K-$110K here.
**Final verdict:**
