El Cenizo housing prices -when will it stop?
First post here. I'm a remote worker and It's a a small town city with about 2,328 people. With a population of 2,328, El Cenizo is a small town. Poverty rate is 23.6%, which is higher than I expected. Median household income is $41,786, which feels on the lower side for the area. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods.
Pros:

- Easy commute
- Walkable downtown
- Plenty of shopping options
- Active local events
Cons:
- Hot summers
- High property taxes
- Lack of diversity
- Few job opportunities in some fields
Worth the trade-offs? Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. The weather takes some getting used to.
