Rent in El Dorado getting crazy

Curious what people think. With a population of 17,382, El Dorado is a small town. Poverty rate is 20.2%, which is higher than I expected. Household incomes average around $45,159 in El Dorado. The median home value here is around $113,100, which is actually reasonable. Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. Should I be concerned? The school system varies a lot by neighborhood. The food scene here is surprisingly good. There's a growing tech scene which is exciting. I work in government here and it was the best decision I ever made. The job market for my field is surprisingly good. No regrets on my end..

Real talk - this place is not for everyone, and I think that's OK.

If you value pet-friendliness, you'll love it. The public transit is genuinely surprisingly good and I've found it was the best decision I ever made. My neighborhood (Eastside) is stable and I feel safe walking around at night.

But if you're coming from Atlanta, be prepared for the culture shock. school system is completely different here. And Homeless population growing downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

My experience has been mostly positive. I'm still on the fence after all this time. The only thing I'd watch out for is outdoor recreation. Other than that, Give it a chance - it might surprise you..

I'd say the biggest thing people don't talk about is housing market. I have mixed feelings honestly. Worth doing your research before committing.

Great question. I'll try to be comprehensive here.

I'm a pharmacist who relocated here from Dallas about 5 years ago. The main reasons were family and retirement.

Pros I've experienced:
- Decent public transit for the size
- Diverse dining options
- Strong sense of community

Cons that are real:
- Winters are long and cold
- Nightlife is limited

Financially, we've found it decent compared to where we came from. Lots of new construction which should help. Groceries are manageable, gas is excellent.

Socially, I have mixed feelings honestly. Definitely worth checking out..
