You can expect to pay around $1,682 for rent here. It's a a smaller city city with about 35,823 people. Crime rate is something to consider -El Mirage sits at 232.1 per 100K. Rent is about $1,682/month for a decent place. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. Would love some local perspective. Downtown has improved a lot in recent years. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. It's a very car-dependent city, for better or worse.

Great question. I'll try to be comprehensive here.
I'm a real estate agent who relocated here from LA about 14 years ago. The main reasons were school and my partner's job.
Pros I've experienced:
- Cost of living is very reasonable
- Good schools in most areas
- Lots of family-friendly activities
Cons that are real:
- Limited public transit options
- Bugs and humidity in summer
Financially, we've found it average compared to where we came from. Older homes are where the value is. Groceries are wild, gas is challenging.
Socially, it was the best decision I ever made. Would recommend to anyone considering it..

Moved here from Dallas about 7 years ago. I have mixed feelings honestly. Still getting used to housing market but Your mileage may vary depending on what you're looking for..
