First time home buyer in El Mirage

Not sure if this has been asked before, but I'm a teacher here and With a population of 35,823, El Mirage is a smaller city. Poverty rate is 11.1%, which is around average. It's a a smaller city city with about 35,823 people. Rent is about $1,682/month for a decent place. You can expect to pay around $1,682 for rent here. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid.

Pros:
- Great weather
- Close to nature
- Strong sense of community
- Good internet infrastructure

Cons:
- Rising rent prices
- Poor road conditions
- Mosquitoes and humidity
- Homelessness issues downtown
What do you all think? People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. Property taxes are high but you get good services. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Greenfield for 14 years. Moved from Portland for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.

**Employment:**
engineering is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is solid - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Greenfield schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Nightlife is limited. And cultural scene can be frustrating.

**Bottom line:**
For remote workers, I'd say this is a 6/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.
