What El Mirage does better than anywhere else

Been meaning to ask this. I'm a college student here and Poverty rate is 11.1%, which is around average. The unemployment rate is 4.6%, which is about average. Homes are going for about $282,000 on average. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. What do you all think? It's changing fast -some good, some not so much. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level.

OK so I've been meaning to write this for a while. I moved here 13 years ago from San Diego and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Westside. It's average for what you get.

Jobs: The market is affordable right now, especially in real estate. If you're in retail you might struggle.

People: Generally solid. It took about 15 months to build a solid friend group.

Food: average. Tons of options if you like Indian.
