Moving to El Sobrante CDP (Contra Costa County) with kids -good idea?
Just moved here 4 months ago and With a population of 15,823, El Sobrante CDP (Contra Costa County) is a small town. Median household income is $112,622, which feels pretty solid for the area. It's not perfect, but the community is solid. It's a very car-dependent city, for better or worse. Am I overthinking this? TIA! There's a real sense of community in certain neighborhoods. The city has invested a lot in new development.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Meadowbrook for 6 years. Moved from Phoenix for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2018 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.
**Employment:**
legal is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is average - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Not a lot of cultural diversity. And weather can be frustrating.
**Bottom line:**

I've lived in North for about 5 years now, so I can give you a pretty detailed perspective.
it's improved dramatically in recent years. When I first moved here from Baltimore, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Good healthcare facilities
- The school system scene is tough
The downsides:
- Traffic during rush hour is rough
- Urban sprawl is real

Real talk - this place is not for everyone, and I think that's OK.
If you value dating scene, you'll love it. The walkability is genuinely hit or miss and I've found I have mixed feelings honestly. My neighborhood (Greenfield) is stable and I feel safe walking around at night.
But if you're coming from Pittsburgh, be prepared for the culture shock. pet-friendliness is completely different here. And Traffic during rush hour is rough.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

That said, the cost of living is legit. And if you're into running, this place is pretty good.
Neighborhood matters A LOT here. The Riverside side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.

OK so I've been meaning to write this for a while. I moved here 4 years ago from LA and here's my honest breakdown:
Housing: The market is competitive but not impossible. We're paying /mo for a 4-bed in Midtown. It's surprisingly good for what you get.
Jobs: The market is stable right now, especially in hospitality. If you're in engineering you might struggle.
People: Generally improving. It took about 9 months to build a solid friend group.
Food: improving. Tons of options if you like Italian.
