Moving to El Sobrante CDP (Riverside County) -what should I know?
Curious what people think. Poverty rate is 3.1%, which is pretty low. The unemployment rate is 3.3%, which is pretty low. Household incomes average around $160,331 in El Sobrante CDP (Riverside County). You can expect to pay around $2,954 for rent here. The city has invested a lot in new development. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. I'd say it's better for families than young singles. The suburbs are where most families end up. I'd say it's better for families than young singles. Property taxes are high but you get good services. It's not perfect, but the community is solid. The suburbs are where most families end up. The parks and outdoor areas are a huge plus. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. I'd say it's better for families than young singles. Night life is decent if you know the right spots. Bought a house here in 2019 and the quality of life is solid. Property values have gone down slightly since then.

Gonna give a different perspective here since most replies seem tough.
I've been here 12 years and I genuinely enjoy living here. The thing nobody mentions is healthcare. It's pricey and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into skiing, this place is excellent.
Neighborhood matters A LOT here. The Lakewood side vs the Uptown side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a project manager, 33, moved here 3 years ago from Portland. I've lived in The Heights and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Good healthcare facilities
2. Good internet infrastructure
3. Four distinct seasons
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Far from beaches/mountains
3. The nightlife situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- The Heights: Great for remote workers. surprisingly good vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Portland, everything felt decent. Rent is about /mo. Groceries are affordable. Gas is pricey. You can live comfortably on $90K-$70K here.
**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
